Mortgage Capacity Report
Know what you can borrow, in writing.
A mortgage capacity report from a mortgage adviser, built from your own documents. It shows how much lenders whose criteria we hold might lend you, with the workings, so you can plan with real figures.
Your borrowing position
Prepared for you by a mortgage adviserThe layout of your report. Your figures come from your own documents.
Please read first. This service is not regulated by the Financial Conduct Authority. The report is not a personal recommendation for any particular type of mortgage or product. Any figure in it is subject, at the time of a future application, to full credit checks, evidence of earnings and affordability, lender eligibility and criteria, and prevailing interest rates, all of which may change.
What the report covers
It is useful when you need to show your borrowing position, for example when separating from a partner, planning a purchase, or preparing for a conversation with a solicitor or lender.
- Your income, assessed the way lenders assess it for your employment type: employed, company director or sole trader.
- Your commitments and outgoings, and how they change what you can borrow.
- An estimate of potential borrowing under current lender criteria, with the workings shown.
- The assumptions we used and anything that could change the result.
- A list of the documents we reviewed.

Please note: the report is an estimate of potential borrowing on the information you provide and on lender criteria at the date of the report. Lender criteria change and every lender makes its own decision, so the report is not a guarantee that any lender will lend. It is not a mortgage offer or an agreement in principle. It is not legal, tax or accountancy advice.
